“This lease is an exciting milestone for Capitol 95 and a strong reflection of the demand for modern, well-located industrial facilities along the I-95 Corridor,” said Devin Schuster, Partner at Flint Development. “We are proud to welcome J.E. Richards to the project and look forward to seeing the facility support the company’s continued growth in Northern Virginia.”
Approximately 500 J.E. Richards employees are expected to work at the facility once it is fully operational. The company is expected to begin operations at Capitol 95 before the end of the year.
Located just off Exit 136 of Interstate 95 near Stafford Regional Airport, Capitol 95 provides convenient access to Northern Virginia, Washington, D.C., Richmond and the broader Mid-Atlantic region. The building was completed in June and was designed to accommodate large-scale industrial users seeking access to major transportation infrastructure and growing population centers.
Prior to the lease, Capitol 95 represented the largest available industrial vacancy along the I-95 Corridor between Maryland and Virginia.
“Capitol 95 was designed to meet the needs of large-scale users seeking exceptional access, workforce availability and proximity to major population centers,” said Hunter Harris, Partner at Flint Development. “Reaching full occupancy shortly after completion validates our confidence in Stafford County and the continued growth of the I-95 Corridor.”
JLL, led by John Dettleff, represented Flint Development in the transaction. J.E. Richards was represented by Michael DiMeglio and Michael Isen of NAI Michael.
“We are grateful to Stafford County, our project partners and the brokerage teams whose collaboration helped bring this transaction across the finish line,” Schuster added. “This is an important achievement for J.E. Richards, Stafford County and everyone involved in the development of Capitol 95.”
The lease reflects Flint Development’s data-driven approach to identifying high-potential sites in markets with strong tenant demand, limited availability and direct access to critical transportation infrastructure. Capitol 95 further strengthens the company’s growing industrial portfolio throughout the Mid-Atlantic region.
